When it's time lease or sell, your property will be marketed through the Multiple Listing Service (MLS) to ensure your property gets the most exposure. This allows all agents who are members of the Houston Association of Realtors to show you property to prospective tenants or buyers. Realtors fee for a new lease is one month's rent, which will be divided between the listing and leasing brokers.
Properties will be inspected to ensure the proper security devices are present as required by law.
Prospective tenant references are thoroughly checked and credit reports processed for all applicants.
Tenants are required to sign and initial a copy of our Landlord Rules prior to move-in as well as the required forms by the Texas Association of Realtors.
Rent is collected each month and deposited in our escrow account and a separate record of each owner's account is kept.
Monthly cash flow statements are sent out each month by the 15th for the previous months activities and rental income (owners draws are paid in the arrears to ensure tenants check clears the bank and for accounting purposes). MISC 1099 forms are processed for year-end tax returns.
Repairs are arranged and overseen by management at no extra cost to the owner. All repairs up to $350 will be taken care of as needed without owner approval. Exceptions are emergencies which may require immediate action without owner approval. (Additional fees may apply for overseeing major remodeling/construction.)
If necessary, management will file forcible detainers and follow through the entire eviction process.
All necessary contacts will be between tenant and management, which frees the owner from unnecessary interruptions. Tenants have a local office number to call for any problems or emergencies which may arise.
When current leases expire, going rates for the area are checked and updated accordingly. Management will issue and sign a renewal with the existing tenant if they wish to continue their lease.
When properties become vacant, they will be inspected by management and a report of its condition and repair bids (if necessary) will be completed. Normally, after a tenant moves out and before a new tenant moves in, the property will be professionally cleaned, carpets steam cleaned, exterminated, and the locks re-keyed and brought up nto code.
If you wish, for an additional charge, we will pay your mortgage, HOA Dues, Taxes or Insurance, at your written request. Owners must make arrangements on their own for the setup of change of address, etc. so that management will be sent invoices for payment, notices, etc. Owners must take final responsibility to ensure all such invoices are paid,and current & management waives all responsibility for such invoices/payments.
Fees
Leasing fee is one (1) month's rent upon signing of a new lease.
There will be 10% monthly fee (based on monthly rent) whether property is vacant or occupied. *Ask about a reduction in management fees for multiple property owners.
No renewal fee.
Any late fees collected go to the management.
